Making units with "select hero" vulnerable?

I have a big problem in a map that I'm working on. I need a builder class to be able to build shops for the heroes to use which requires the "select hero" ability but that ability will automatically make the shop invulnerable (both unlimited hp and invulnerability). The shop is just a farm with the model changed and the select hero ability added so it doesn't have any other abilities like invulnerability or the like.

I have tried using triggers to remove the invulnerability and set the hp to 500 which is the original max but I was unable to make it work.

I would like to know if you guys know of any ways to do that (using unit editor, triggers or MPQ editing...or even custom text if you are willing to give me a step-by-step guide to make the trigger). It would be preferable if the fix could be kept in less than 50 kb as otherwise its not worth is just to fix one single bug but if you even have a fix I would like to hear about it.

Oh and BTW I'm also getting the problem that the peasant doesn't want to build the structure. It is easy to get around using replace unit triggers but it would be nice if he could build it the normal way.
